Choosing the Right Investigation for You

The first step required to have Loan CSI review your mortgage documents is to select the type of investigation you would like performed. Each selection offers a different scale of investigation performed based on the documents that are reviewed and the types of violations or mistakes searched. Loan CSI will provide a report with the results of our investigation. This report can be presented to your attorney or used for negotiations with the mortgage company.

The final set of mortgage documents are necessary, as well as, all signed documents including any preliminary disclosures that might represent initial terms that were changed at the last moment.

Option #1 - Complete Investigation for a Single Mortgage:   $199.00

  • Review of your mortgage documents to confirm they comply with all R.E.S.P.A. (Real Estate Settlement Procedures Act) disclosures such as A.R.M. (Adjustable Rate Mortgage) changes.
  • R.O.R. Investigation and a Mortgage Disclosure Investigation
  • Loan CSI will review your Right of Rescission period for the Refinance of your property and all disclosures associated with your 1st Mortgage and 2nd Mortgage.
  • Review of your G.F.E. (Good Faith Estimate) to assure that all fees and mortgage terms disclosed are the same as those used in your T.I.L. (Truth In Lending Disclosure.
  • Review of your T.I.L. for any mathematical mistakes in calculating the A.P.R. (Annual Percentage Rate), amount financed, and amortization schedule of the loan.
  • Review of your HUD1 (Loan Settlement Statement) fees charged to verify that the total amount of fees do not violate HOEPA (High Cost Finance Section 32) Fee limitations, as well as, State allowable charges.
  • Review of your Mortgage Note in relation to prepayment penalties, interest rates, disclosed or not disclosed.
  • Aggregate escrow analysis available for additional fee, please call.
